SEPTIC SYSTEM INSPECTIONS
January 24, 2008

Introduction:
Let's get back on track with some good questions relating to the actual inspection process....

Question:
True or False? A competent Home Inspector should be able to evaluate and assess a residential septic system.
Answer:
FALSE - Any form of assessment, evaluation or inspection of an onsite sewage treatment and disposal system (septic system) by an unlicensed contractor is considered a violation of Chapter 381.0065(3)(a) of the Florida Statutes.

If a property includes a septic system, we recommend in our Summary Report that the Clients have the system evaluated and cleaned or serviced by a licensed septic tank contractor.

Observing and testing the plumbing fixtures within a property will assess the integrity of the supply and drain lines, but assessment of a septic system should be performed only by a qualified and competent contractor. If you have questions about septic system regulations, you may contact the Florida Department of Health, Bureau of Onsite Treatment Programs at (850) 245-2450.
