Last week's question addressed post-storm maintenance of the exterior HVAC coil. While we're on the subject of HVAC, an interesting issue came up the other day on a new construction inspection. Before we go into details, let's see what you think...

Question:
True or False? All surfaces (walls, floor and ceiling) of an HVAC air handler closet (the inside unit) must be 100% sealed; except for any vents allowing return air into the HVAC system.
Answer:
True - Building Codes require all surface penetrations, except vents allowing return air to the HVAC system, to be sealed. This prevents the mixing of unconditioned air with conditioned air, which makes the structure more energy efficient. Additionally it prevents the potential intrusion of uninvited pests, such as insects or rodents.
