August 22, 2005

Introduction:
Keeping the plumbing theme for this week's question, how about water heaters? Every property has at least one, so the subject is universal and the question is simple; but the answer may not be...

Question:
True or False? All water heaters are required to have drip pans.
Answer:
False - The Florida Building Code requires only water heaters installed above the ground floor (including attics) to have drip pans. Furthermore, the pan must be large enough to "receive all dripping or condensate from the tank" and the pan must be plumbed to allow the pan to drain (with 3/4 inch drain line).
