Last week we determined that clothes washers and dryers are now listed as major appliances which convey with the sale of the home. What other significant changes have occurred?

How about cosmetic conditions? Have there been any changes to the defined cosmetic conditions?

True or False? Broken window seals have been, and continue to be defined as a 'cosmetic condition', which the Seller is not responsible to repair or correct.
Answer:
FALSE - Fogged windows are NOW A WARRANTED ITEM. This is a HUGE change in the FAR-9 Purchase Agreement. Prior FAR agreements have have defined fogged windows as a 'cosmetic condition', which the Seller is not obligated to correct. However, the FAR-9 no longer listsfogged windows as a cosmetic condition, which allows the condition to be classified as a warranted item.

Window manufacturers fill the space between glass panes with inert gases, that are designed to insulate the window. Once the window seal is broken, the window can appear cloudy or fogged. This visual condition is caused when the when the sealed gas between the glass panes escapes and is replaced with unfiltered air. The air has contains moisture traces of pollutants. When environmental conditions are correct condensation forms between the panes of glass; once the moisture dries, it leave the pollutants behind causing the window to appear dirty or fogged

Also, I need to dispel an Urban Legend, according to Folkers Windows in Fort Walton Beach, there is no economic way to correct the deficient condition with out replacing the existing failed window with a new glass insert.
