Introduction:
Here's the last question in a short series on the capabilities and limitations of Infrared (IR) cameras. Over the last two weeks we've discussed that, while IR technology is a great science, there are limitations on its use in home inspection applications. Buyers and Sellers are looking for less invasive methods of testing stucco and EIFS for moisture content, so how about using IR technology to replace the invasive methods.....

True or False? Infrared Cameras are a recognized replacement for the traditional invasive testing of stucco and EIFS.
Answer:
FALSE - The answer today is FALSE. Under the proper conditions, Infrared (IR) Thermography is a great tool to assist in the location of moisture, but there are simply too many variables to replace the established invasive testing methods. However, do not despair, the Building Science Institute training I recently attended was also attended by a representative from the Moisture Warranty Corporation. Moisture Warranty Corporation (www.moisturewarranty.com) is the organization responsible for administering the Dryvit (EIFS) class action settlement and has established and maintained test protocols for EIFS surveys. Following this training, industry professionals are working to develop less invasive and easier methods for determining the condition of the wall cladding and subsurface, but today, IR technology remains only a tool to be used as a part of the stucco / EIFS moisture survey.
