Introduction: | Here's a question that is a little outside the home inspection scope, but definitely related to our local real estate industry. As you know, the local MLS Supra Key grants Agents easy access lock boxes which allow properties to be shown. Home Inspectors and Termite Inspectors can join the Realtor Association as "Affiliate Members" and obtain a Supra Key for access as well. However, as Affiliate Members, the Supra Key access is more restrictive than an Agent's Supra Key. So the question is, what makes Affiliate access more restrictive than Agent access.... |
Answer: | TRUE - Supra Key lockboxes are "pre-programmed" with a CBS (Call Before Showing) code which Affiliate Members of ECAR, including Home Inspectors need to access the lockbox. I asked this question, because a lot of new Agents (and even some long time Agents) don't realize that the lockbox is preprogrammed with a CBS code AND that Affiliate Members need this information to gain property access. Now, here's the real question - with the new SupraKey technology that records WHERE, WHEN and BY WHOM, SupraKeys are used, why are Affiliate Members still required to utilize a CBS code? Eliminating the troublesome step of trying to track down the obscure CBS code, or not having to meet an Affiliate on site to open the lockbox, would sure make the process go a lot smoother for Agents and Affiliates.
