MECHANICAL EXHAUST TERMINATION

Introduction:
Here's a question that came up during a recent home inspection. The concern lead to a discussion with the home's builder, but the answer is one in which I think you will find an interest.....

Question:
True or False? The Building Code prohibits exhaust air (from bathroom or kitchen exhaust fans) from being exhausted into the attic or crawlspace.
Answer:
TRUE - The Florida Building Code prohibits distribution of exhaust air into the crawlspace or attic . The Code is very specific, and leaves little room for lateral interpretation. The ONLY exception to this rule, is when the device (fan) is designed by the manufacturer to be installed and operate without exterior exhaust ducts. A builder cannot utilize the product, without meeting the manufactures instructions and / or building code. Why is this rule important? The two major concerns are: 1) Depositing warm moist air into the attic or crawlspace can lead to moisture related issues, such as mold. And, 2) The exhaust chase or duct over a stove can act as a chimney in the case of fire and allow fire to spread into the attic.
