Introduction:
We just confirmed that, under FAR-9, fogged windows are no longer defined as Cosmetic Conditions. What other conditions have changed under this new contract?

Question:
True or False? The FAR-9 defines torn and / or missing window screens as Cosmetic Conditions.
Answer:
FALSE - Torn or missing screens, were previously defined as cosmetic; but under the FAR-9 (Paragraph 8 (a) (1), "torn or missing screens" are identified as a WARRANTED ITEM. This change is probably the second largest change in the inspection portion of the FAR-9.

Window screens are designed to keep pests out of the home, but the contract definition does not make any provision for older homes that may not have originally included screens. I think this is a 'warranted item' that will require a little common sense to ensure fair interpretation of the clause.
