LICENSED, CERTIFIED and INSURED, Part I
October 25, 2007

Introduction:
Many (new) home inspectors often use the phrase, "Licensed, Certified and Insured". In this Inspection Question, we'll discuss the "LICENSED" portion of that phrase.

I don't want this to be a trick question, so please read it carefully.

Question:
True or False? The State of Florida has a law governing the practice of Home Inspections.
Answer:
TRUE - BUT READ CAREFULLY: I received SEVERAL emails about this subject, so I want to be certain that you understand the answer. On June 28, 2007, (Florida Senate Bill) SB2234 was passed. The Bill requires licensure of home inspectors and mold remediators. The Bill was signed into LAW by Governor Crist, following the most recent legislative session. HOWEVER, the licensing doesn't take effect until July 1, 2010.

So, if a person claims to be a 'LICENSED' Home Inspector, prior to July 1, 2010, I encourage you to ask for a copy of the license. Perhaps the individual will provide a Florida Driver's License, but until July, 2010 - THERE IS NO LICENSE...but there is a LAW. Florida can now be counted among the states with a licensing law for Home Inspectors.

To provide some insight into the law, here is a link: Florida Home Inspection Law

Additionally, I have been in communication with representatives from the American Society of Home Inspectors, who informed me they are working with the Florida Legislature to ensure the Law protects consumers and establishes valid qualifications for professional home inspectors.
