Introduction:
In the answer to last week's question, we learned that the appraiser for the Veteran's Affairs loan program is NOT an inspector, and does not replace the standard pre-purchase home inspection, BUT can the VA appraiser require deficient items to be repaired?

Question:
True or False? Veterans Affairs (VA) appraiser can note deficient or damaged conditions and require them to be repaired or serviced prior to close of sale.
Answer:
TRUE - Under the VA (Veterans Affairs) guaranteed home loan program, ALL the conditions noted in the appraiser's report as needing correction MUST BE CORRECTED before the VA will fund the loan. So, if the purchase agreement is contingent upon securing financing through a VA guaranteed loan, then the deficient items must be corrected in order for the purchase to be funded, and everyone knows, No Loan - No Home.
